Hi all just like to say a big Hi,just jioned and looking to get lots of info from this site.I now live in Tokyo,but with my wife who is Japanese we are thinking of relocating to Kyushu maybe Nagasaki,but does anyone know the cost of a house there,say new or old in Yen.............and what would you get for your money,any input welcome

When it comes to buying property in Japan,
I've heard that Osaka is a city that offers
pretty affordable housing - compared with the over-priced housing of Tokyo. If anyone knows a ball-park figure for the cost per sq.metre or for a two room apartment,in Osaka, that is new, i.e. no more than five years old, please let me know.

I read about this recently.
It didn't mention price per square metre but it did say that new houses in Japan drop 10-15% in value the instant they are sold.
Valuers in Japan work on a scale that says the houses (not the and) are worth zero after 25 years.
So each year you own a house, the value of the house (not the land) drops.
It is because modern houses in Japan are not built to last (except for the steel framed ones).
With that in mind, maybe buying an old house and renovating is a good plan..

I've heard the same, up to 15% of the
value of the property is lost the moment
contracts are signed and before the ink
has time to dry. I'm seriously considering
investing in Japan but I don't consider
buying an apartment as a viable investment
option, especially with the potentially high
monthly maintenance costs incurred.
I'm having to have to go and rethink
this one out again. Getting a parcel of
land is good, and building on it is fine
since you can tailor it your own budget,
but it sure is going to make the process
of buying and building more complex.

That wood houses are not lasting strikes me as odd, with some care and paint an house here build from would is build for about 100 years.

Climate? The way they are constructed?
Just confused because wood properly build is quite durable.
